The downward state of flux of the real estate market is currently trending and begining to level out. In the third quarter of 2007, the bottom dropped out, the free fall began and we started rethinking everything we thought we knew about real estate. Most nonresidential construction building categories are weighed down by some degree of oversupply, combined with weak demand, declines in commercial property values, difficulty getting project financing and macroeconomic uncertainty. Almost one in every three commercial property sales done so far this past year fits in some sort of distress category, whether it's an REO or foreclosure sale, delinquent or underwater loan, or a property with negative cash flow.
Housing prices are down, 40 percent or more off peak in some area’s of the country, properties are taking longer to sell, buyers have a lot of inventory to choose from and it is more important than ever for sellers to get their price right. Now the good news is that if you’re thinking about buying an investment property, this would be a great time to do so! I would like to point out that historically times of crisis in the Real Estate market often turn out to have been times of opportunity in hindsight. Hard Real Estate [as opposed to investments like REIT shares] tend to move in the opposite direction from the stock market, so it offers a better way for Investors to diversify their portfolios than stocks or bonds. Real Estate Investments also benefit from tax advantages and incentives such as depreciation and the ability to use 1031 exchanges, also known as a "Starker Exchange" (more details 1031 Starker Exchange). Real Estate Investors can safely defer capital gains tax by using the assistance of a Qualified Intermediary and perform a like kind exchange. The "safe harbor" process and IRS rules for completion of a tax deferred exchange of real estate can be very complex, requiring consultation with a tax professional. Investment Specialists advise and recommend that Investors should have a minimum of 10 to 20 percent of their investment assets in real estate — not counting a principal residence.
